Work with me
How I work with buyers
London has no multiple listing system. The market is fragmented, every agent works for the seller, and buyers are left to navigate it alone. I work only for you.
Every full search engagement starts with a complimentary 15 minute call. We work out which of these fits, or whether none does. If none does, I’ll tell you.

How it works
From first call to keys
- 01
The brief
We start with how you live, not just what you want to buy. Budget, timing and the life the home has to fit.
- 02
The search
On market and off. The agents, the private networks and the homes that never reach a portal.
- 03
The shortlist
I preview everything first. You only see the homes worth your time, with my view on each.
- 04
The negotiation
Price and terms, handled for you, so you’re the buyer the seller wants to say yes to.
- 05
The keys
Solicitors, surveyors, brokers and every other party managed through to completion.
Most popular · Limited to five clients at a time
Full buying service
Your entire search and purchase, handled. For buyers based overseas, or here in London without the time to run a search properly.
- A full consultation to understand how you live and narrow down the right areas and property types
- First access to homes on and off market through long standing relationships
- I preview properties on your behalf, so you only see a short list worth seeing
- Accompanied viewing tours, or video viewings if you’re overseas
- Full negotiation to secure the right price and terms
- Introductions to solicitors, surveyors, mortgage brokers and everyone else you need
- I manage every party through to completion and hand you the keys
An exclusive engagement, agreed at the start.
Full rental service
The same search, for renting. Ideal if you’re relocating, or want to rent before you commit to an area. Furnishing and interiors can be arranged through trusted partners.
Exclusive engagement for three months.
Monthly search support
For buyers already searching who are overwhelmed by the number of agents, especially if you work full time. I register you with agents and private agents, keep your brief current, rule out what’s wrong, and group your viewings so your weekends count. You can WhatsApp me any question and I reply within one working day. At least one viewing tour is arranged for you each month.
Negotiation isn’t included, but I can step in to negotiate if you find the one.
WhatsApp support
You run your own search and keep control. I’m the professional on the end of the phone. Send me a property, a building or a street and ask what I think, whether the price makes sense given its history, and what to ask the agent. If I don’t know a building, I’ll say so and tell you how to find out.
Answered within one working day. Cancel any time.
Strategy and search mapping hour
One hour on the phone before you spend another weekend on viewings. Which neighbourhoods genuinely fit how you live, the types of property you’ll find there, how the buying process in London really works, where to start, what fees to plan for and how long it’s likely to take. Guided by a few questions I send you beforehand, with a written summary and useful links afterwards.
For buyers who want arming, then leaving alone.
Property advisory
Independent advice at any stage of your journey. An opinion on a property or a neighbourhood, a pre purchase report, rental research, market research or ongoing telephone support.
Available on request and quoted individually.
Also available for past and present clients: managed sales and rentals, and lettings and management aftercare, quoted case by case.
Questions
Before you ask
How are you paid?
Only by you. I never take a fee from a seller or a selling agent. There’s an engagement fee to begin, then a percentage of the purchase price, subject to a minimum. We go through it properly on our first call, and everything is agreed in writing before we start.
Why would I need a buying agent?
London has no single listing system, every agent you speak to works for the seller, and many of the best homes never reach Rightmove. You can do it alone. Most people who try spend months of weekends and still end up at the back of the queue.
How is that different from an estate agent?
An estate agent is paid by the seller to get the highest price. I spent twelve years doing that job. Now I sit on the other side of the table and do the opposite.
What do you actually do?
Everything. Working out which areas fit how you live, finding the homes, previewing them, negotiating the price and terms, and managing every party through to completion. You make the decisions. I do the rest.
Can you find homes that aren’t on the market?
Yes. A good share of prime London changes hands quietly, through relationships rather than portals. Twenty years of those relationships is a large part of what you’re hiring.
I live overseas. Can you still help?
Many of my clients have been based abroad. I preview every home for you, run video viewings, and manage the solicitors, surveyors and brokers, so you only fly in for the ones worth seeing.
Which areas do you cover?
Prime and prime central London. If you’re not yet sure where you should be looking, that’s part of the brief.
How long does a search take?
It depends on your brief, your budget and the market. I’d rather find you the right home than a quick one, and I’ll tell you on our first call what’s realistic for yours.
Why only five clients at a time?
Because every client gets me, not a junior. I also never take two clients with the same brief, so I’m never weighing up which of you gets first sight of a home.
Are you regulated?
Yes. I’m a member of The Property Ombudsman, registered with the ICO, supervised for anti money laundering and covered by professional indemnity insurance.
What happens on the first call?
It’s 30 minutes and it’s complimentary. We talk about what you’re looking for and where you are in your search, and I’ll tell you which service fits, or whether none of them do.
I take on no more than five full buying service clients at a time. And never two with the same brief.
I’m only ever paid by you, the buyer, so there’s no conflict of interest.
